This is no ordinary Galaxy Nexus. Instead of Android, it's running a very different Linux-based OS -- the long-awaited mobile version of Ubuntu -- which comes with a new UI adapted for smaller screens. We've played with the phone briefly and we'll have a proper hands-on video for you shortly, but in the meantime there are a few salient features to report. First and foremost, the UI relies heavily on edge swipes instead of buttons -- much like Windows 8 on a tablet or indeed other mobile OS's like MeeGo, although here each swipe has its own Ubuntu-esque functions. Beyond that, the icons along the top have some interesting features, which we'll explain after the break. We're also told that voice control is in attendance, and that an app store is in the works, with a mix of both web apps and native apps -- with the latter type being able to make better use of the hardware.
Speaking of hardware, here's where you might get a twinge of disappointment: there are no immediate plans for actual Ubuntu phones, and no carriers have been signed up yet -- although we're told that the OS will run on any new phone built for Android, should a manufacturer see merit in installing Ubuntu instead. Rather like Ubuntu for Android, this is still an idea looking for a device -- but as ideas go, our initial impression is that it looks like a bright one, especially if you dig Linux and open source. According to the fourth quarter 2012 findings of the PwC Real Estate Investor Survey, investors in the office sector are showing a greater acceptance for slower growth and less apprehension about moving further out on the risk spectrum. Although core trophy assets remain the preferred target of both domestic and international investors, aggressive pricing and improved fundamentals have resulted in certain investors looking to buy either core in strong secondary markets or less-than-core in primary markets.
Mitch Roschelle, partner, U.S. real estate advisory practice leader, PwC comments:
?The commercial real estate industry continues to show its investment durability as assets command attractive spreads over fixed-income investments and offer more stability than stocks, while most property sectors continue to post occupancy gains and rental rate growth,? he says. ?Foreign investors are particularly bullish on U.S. commercial real estate as they look for stable investments during uncertain times abroad. In 2013, Survey respondents expect to see an uptick in sales activity as property owners cull portfolios to take advantage of the low cap rate environment. And as investment capital continues its trend of matriculating beyond just apartments, cap rates are expected to compress across the entire asset class.?
In the fourth quarter of 2012, the average overall cap rate, the initial return anticipated on an acquisition and a reflection of an investment?s anticipated ownership risk, decreased in 24 of the surveyed markets, held steady in seven, and increased in just one of them. The overall cap rate shifts remain irregular with tech office markets (i.e. San Francisco) and the warehouse sector both showing some of the steepest declines. The national warehouse market?s cap rate compression, where the average overall cap rate declined 40 basis points, reflects the optimistic outlook held by most surveyed investors.

If you're running iOS 6, your smartphone, media player or tablet may be taking a bit longer than usual to shake that post-party hangover. Users are reporting that the latest Apple OS' Do Not Disturb feature remains engaged even after its scheduled period has ended, with the misstep linked to January 1st. As you can see in the screenshot above, the feature fails to flip off automatically, as confirmed by the crescent icon beside the current time -- adjusting the date does seem to offer a temporary fix. When enabled, Do Not Disturb flips the device to silent mode, so you'll need to keep an eye on the screen in order to catch phone calls, text messages and other notifications. The tool does not disable alarms set through the native Clock app, however.
There doesn't appear to be an official fix available, but if you're experiencing this issue, you can cancel that last-minute Genius Bar appointment -- Apple reps aren't likely to have a solution just yet. And, if you've been trying to reach an iPhone owner without success, expect a call back only once they've had a chance to check their device. New Year's bugs seem to be an annual tradition at Apple -- the alarm is a frequent target, and while this is the first year for an extended DND, the feature just launched in late 2012 with iOS 6.
